Diplomat's new mission

Construction of a new BD26 million twin-tower office building will start this month at the Diplomat Hotel plot in the Diplomatic area, Manama.

The National Hotel Company (NHC), who own the Diplomat, are developing the Diplomat Commercial Office Tower - a 75,000 sqm development that will rise to an impressive 36 storeys.

A groundbreaking ceremony ushered in the first faze of construction, with the practical completion of the development scheduled for mid-2010.

Located in the southern end of the Diplomat Hotel plot in the hotel's existing car park the project is set to become a major feature in Bahrain's skyline.

NHC has appointed Malaysia-based Chase Perdana Berhad as the design-and-build contractors for the office tower. The project is the award-winning company's flagship venture in Bahrain.

The tower will comprise two basements, a six-storey podium and 30 levels of office space above.

Each typical floor comprises two wings which will be connected by a central core, which will house eight high-speed elevators, staircases, washrooms for ladies and gents and utility risers.

Each floor also offers dedicated handicapped washroom access and all office areas are designed to have raised access floor throughout.

The tower facade will be a combination of high-tech composite insulated aluminum panels and high-performance double-glazing, all designed to ensure an energy-efficient construction.

The gross lettable area of the office space is just over 31,000 sqm, with 1,020 sqm of lettable area on each typical floor of the tower.

Chase Perdana Berhad has engaged MSCEB as the design-and-build team's architectural and engineering consultants, and Davis Langdon as their quantity surveyors.

NHC has engaged Ismail Khonji Associates as the employer's agent and BWS as the employer's quantity surveyors and client representatives.
